An ageing casing, difficult filter access or repeated component failures can also justify a refurbishment review. A larger occupancy or changed room use needs assessment of the complete duty. Replacing one fan without checking the system requirement risks retaining the constraint that prompted the work.

What the work can include

The scope covers the installed components: fans, filters, coils, dampers, heat-recovery sections, drainage, casing and controls where present. Not every air-handling unit contains the same equipment. The survey identifies the configuration and the tasks appropriate to it.

Work includes condition assessment, servicing, fault investigation, component replacement and defined refurbishment or renewal. Deliverables link findings to the unit and its sections, with operating information and remaining actions. Associated electrical, water, duct and control interfaces are recorded so repairs do not stop at the casing while overlooking the connected service causing the problem.

Refurbishment or replacement

A unit with a sound structure and replaceable components presents a different decision from one with extensive deterioration or inadequate capacity. Compare the condition, available space, access, intended duty and maintenance requirements. Retaining the casing is useful only if the proposed arrangement remains suitable and serviceable.

Replacement also requires a plan for getting equipment into position. Plantroom doors, roof access and structural interfaces can determine the practical installation method. The design should establish air volumes and treatment requirements before selecting equipment. A nominally similar unit is not automatically a suitable replacement for the existing system.

Assessment and preparation

Provide drawings, equipment schedules, commissioning information, service records and control descriptions. Identify the areas served, operating hours and complaints. Include recent changes to filters, ductwork, room layouts or setpoints that could affect the observed behaviour.

Access planning covers safe plantroom or roof entry, isolation authority, lifting routes and space for maintenance. The site team should identify any activity relying on continued ventilation. Agree how that requirement will be managed during the work, including phased operation or a planned closure where needed. Customers should not open running equipment to investigate internal components.

How the work proceeds

We establish the unit configuration and service requirement, then assess the relevant components and operating conditions. Findings distinguish maintenance tasks, defective items and wider design or distribution questions. A repair or refurbishment proposal states what will change and which existing parts remain.

Installation work coordinates mechanical, electrical and controls tasks. Relevant checks and commissioning confirm the agreed result, with settings and component information recorded. Where airflow performance is part of the scope, the handover includes the measurements needed to understand it. Remaining distribution issues stay visible rather than being treated as resolved simply because the unit runs.

Cost, timing and disruption

Unit size, condition, access, replacement sections and control integration affect cost. Roof lifting, temporary weather protection and modifications to ducts or pipework create additional tasks. A component-only quotation should not be compared directly with a complete installation including those interfaces.

Programme planning identifies areas without ventilation or air treatment during work. Filters and other consumables need the correct specification and a clear supply basis. For major changes, agree removal, commissioning, operator instruction and updated records in advance. The completed job should give the building team the information needed to maintain the revised equipment.

Does every air-handling unit heat and cool the air?

No. Its functions depend on the installed sections and connected services. Confirm the actual configuration before specifying maintenance or expecting a particular room condition.

Will changing filters fix low airflow?

It addresses one possible restriction. The investigation also considers fans, dampers, controls and the connected distribution where relevant. The result should explain the identified cause.

Can an existing unit be refurbished?

Assess the casing, components, duty and access first. The proposal should explain retained equipment, replacement parts and the checks demonstrating the completed arrangement.

Is an AHU service a complete ventilation assessment?
