For loss of performance, begin with fault finding and available operating records. For known wear or scheduled tasks, define a maintenance instruction against the asset. For a change in building use, develop an upgrade brief that addresses capacity, controls and the equipment retained.

Commissioning has a different purpose from simply running the equipment. It establishes whether the installed arrangement meets the agreed requirements and records settings, results and outstanding actions.

Asset Maintenance organises tasks against identifiable equipment. Fault Finding and Diagnostics addresses the cause of unreliable performance. Larger changes sit within Mechanical and Electrical Projects, with dependencies and handover planned together.

Where a failed asset supports critical operations, the instruction also needs a continuity decision: what can stop, what must remain available and what temporary arrangements are required during the work.

Confirm safe access, isolation boundaries, lifting requirements and the period available for shutdown. Physical fit, connections, duty and controls all influence a replacement choice.

Maintenance and a statutory examination are distinct activities. For qualifying pressure equipment, HSE explains the written scheme and examination requirements. Identify the applicable scheme and competent-person arrangements when scoping work; a service visit does not replace the examination.
