Overview

Changes to partitions, tenants or operating hours can expose limitations in the original zoning. A system serving an entire floor needs to be considered as a connected installation when that floor becomes several independently occupied areas. Local controls alone do not establish independent operation or responsibility.

What the work can include

The scope covers existing-system surveys, installation design, indoor and outdoor equipment, refrigerant pipework, branch arrangements, controls and condensate drainage. Maintenance and diagnosis address the particular manufacturer's system, using equipment identification and existing records to establish the appropriate work.

Deliverables include asset and zone references, the agreed findings or installation records, operating instructions and outstanding actions. Where replacement is proposed, the brief identifies which equipment remains and what must change together. Associated electrical supplies, ceiling access and building work are coordinated as part of the defined project.

Understanding the system choices

VRF means variable refrigerant flow; VRV is Daikin's terminology for its related system range. These installations use refrigerant circuits to serve multiple indoor units. The technical design establishes allowable combinations, routes, capacity and controls rather than treating each room unit as a separate appliance.

Heat-pump and heat-recovery arrangements have different operating possibilities. Certain heat-recovery systems support heating and cooling in different zones at the same time; that capability must be confirmed for the actual equipment. Fresh-air ventilation is a separate requirement, even where its controls are coordinated with the heating and cooling system.

Assessment and preparation

Provide outdoor and indoor model details, refrigerant records, drawings, control diagrams and the room or zone schedule. Include historic alarms, recent changes and the operating conditions when faults occur. Identify central controllers and any connection to the building management system.

Access planning needs to include shared branch equipment and pipe routes above ceilings, not just the wall controllers. Confirm landlord and tenant responsibilities, out-of-hours permissions and the person authorising disruption. The site brief should identify important rooms so the investigation and any shutdown can be sequenced around their actual use.

How the work proceeds

We establish the affected zones, review the system information and define the diagnostic or design task. The assessment considers shared equipment and control commands alongside local symptoms. Findings then support a repair, control adjustment, further investigation or a planned change to the installation.

For new or replacement work, compatibility and the extent of retained equipment are resolved before ordering. Installation is followed by the relevant commissioning and control checks. Handover connects room names, unit references and controller functions, with records of remaining limitations. The operational team receives a clear description of what local users can change and what is centrally managed.

Cost, timing and disruption

System size, refrigerant circuit arrangement, access, controls integration and parts availability affect the price. Work on a shared component can require a broader interruption than replacing an accessible local item. Existing drawings and reliable asset labels reduce time spent tracing the installation.

Replacement scope also depends on compatibility, pipework suitability and the sequence for removing old equipment. We agree the affected areas and working windows before instruction. Compare proposals by the complete scope, including commissioning, refrigerant handling, electrical interfaces and documentation, rather than simply the number of indoor units quoted.

Frequently asked questions

Can every VRF system heat and cool different rooms simultaneously?

No. The capability depends on the installed system type and configuration. Confirm it from the equipment information before changing zoning or promising different temperature modes to occupants.

Can an indoor unit be replaced with any current model?

No. Compatibility with outdoor equipment, controls and the refrigerant arrangement must be established. A physically similar unit is not enough evidence that it will work within the existing system.

Why can one fault affect several rooms?

Rooms can share circuits, outdoor equipment and branch components. The investigation identifies those connections so the repair addresses the system rather than repeatedly treating individual symptoms.

Does VRF replace the ventilation system?

No. Heating and cooling room air does not itself establish a fresh-air supply. Identify and maintain the separate ventilation provision serving the zones.
